1. "How long has it been on the market?"

  • The Subtext: Is there something wrong with this house that I haven’t noticed yet?

  • The Reality: With proeprty, "time on market" is the ultimate indicator of value. The longer it sits, the more "stale" it feels.

2. "Has there been much interest?"

  • The Subtext: Am I competing with anyone, or can I take my time?

  • The Reality: Humans are social creatures. We want what others want. High interest creates social proof; low interest creates doubt.

3. "Have you had any offers?"

  • The Subtext: What is the "real" price people are willing to pay?

  • The Reality: If the answer is "no" after several weeks, the buyer knows they have the leverage to negotiate.

Scenario A: The "slow burn" 

"It’s been listed around 12 weeks..."

"We’ve had a few viewings here and there..."

"No offers just yet..." 

The psychology: The buyer feels relief. They don't have to rush. They’ll go home, think about it for a week, and eventually come back with an offer 10% below your asking price.

Scenario B: The "launch" 

"We launched last week...."

"We have 10 viewings booked for this weekend alone..."

"Because of the volume, we’re expecting multiple offers by Monday ... Are you in a position to proceed immediately, can you view Saturday at 4pm?" 

The psychology: The buyer feels FOMO (Fear Of Missing Out). They see other cars in the driveway. They know if they want this home, they have to bid high and bid now.

The Momentum Window 

Selling property isn't a marathon; it's a sprint. The "Momentum Window" is the first 14-21 days after a property goes live.

If you don't generate heat in those first two weeks, you lose the "newness" factor. You stop being a "new opportunity" and start being a "chance for a bargain."
