Initial pricing is everything: A tale of two identical bungalows

In the world of property, they say "location, location, location." But if you’re a seller, the real mantra might actually be "Agent, Pricing, Result."

We’ve recently sold one of two incredibly similar bungalows in the village of Skirlaugh. On paper, they should have had very similar journeys. In reality, one is still languishing on the market after nearly two years, while the other - listed with Wigwam - is already a "Sold" success story.

Here is the breakdown of how two near-identical homes can have such different fates.

Why the Massive Difference?

It’s easy to blame "the market," but the market is the same for everyone in HU11. The difference lies in the strategy.

1. The "List high and react" Trap

Property A was listed in May 2024 for £279,950 but failed to capture that vital initial momentum. Now priced at £245,000, the owners are facing a significant financial hit on top of nearly two years of lost time.

Fast forward through three price reductions, and the listing now looks "stale" to potential buyers. These days, the longer a house sits, the more people wonder, "What’s wrong with it?" even if it's a perfectly lovely home.

2. The Wigwam Effect

Property B was listed in February 2026 for £240,000, and generated almost 3500 clicks on Rightmove, leading to 6 viewings. 

Instead of chasing the market down, Wigwam positioned the property accurately from day one, and by day 67, the property was Sold STC.

Properties don't 'age' well on Rightmove. If £240,000 is the true market value, a seller who has been stagnant for 23 months has lost all their leverage. 

We call this a Time on market penalty i.e: The figure below the market value that you settle for because there’s no other interest.

The Bottom Line

If you’re planning a move, you don’t want to be the owner of "Property A." Chasing the market down with price reductions every six months puts your life on hold, and risks a final sale price that may no longer support the move you originally planned.
