The backdrop: 11 months of silence
Between January and November 2025, this property was listed with another agent.
It followed a familiar trajectory:
Initial price: £274,950
Reduced price: £265,950
The result: Only 10 viewings in 11 months.
Yikes. Despite the price drop in the summer of 2025, the momentum was gone.
The property had become "stale" in the eyes of buyers, proving that even at a lower price, a poor initial strategy is hard to overcome.

We took the property off the market briefly to hit the "reset" button.
We didn’t just re-list it; we re-strategised.
We launched on Boxing Day - historically one of the busiest days for online property searches - using a Guide Price of £250,000 - £270,000.
The "theory" vs. the reality
By using a guide price, we didn't just hope for interest; we engineered it.
The lower end of the guide price acted as a "trigger" for buyers who had previously ignored the property.
The result? Multiple offers and a sale agreed close to the top of the guide price - matching the price it had failed to achieve during the previous summer. By pricing correctly to attract competition rather than chasing the market down, we turned 11 months of frustration into a successful sale in just over two months.
