Viewer 3: They submitted an offer at the launch price. A "messenger" agent would have simply passed that offer to the seller. Instead, we took responsibility for the result.
Viewer 4: Very positive at the viewing, though we haven’t managed to speak to them yet. We’ve reached out via text to keep them in the loop about the current offer; so they’re aware they need to be quick if they’re interested.
We went back to Viewer 3 and made it clear: The offer needs to be higher. We didn't just ask for more; we gave them the "why":
Market Momentum: The property is fresh to the market and performing well.
Imminent Competition: We have a serious second viewing confirmed for Friday, with more viewings next week.
Creating a Clear Choice
By being transparent with the buyer about the Friday viewing, we shifted the dynamic. It’s no longer a conversation about how much they can "chip off" the price; it’s a conversation about whether they want to lose the house to the person viewing it on Friday.

This creates a healthy "fear of loss"; they know that if they don't step up now, they risk losing the home to someone else before the week is out.
The Outcome This Time
We secured £7,000 above the launch price on this property, after receiving an offer from Viewer 4, leveraging Viewer 3 upwards, before moving to “Best and final” offers. Proof the competition creates results.
